I really want the experience of doing my first fix and flip and I feel like a joint venture would help me get the experience as well as a partnership to help along the way.My question is, what are some things I should consider if I choose to go with the JV?

My question is, she was never on the lease, or any notice that she was moving in, plus I don't want this type of reputation on my properties.

Are there none beyond your own personal acquaintances that are reputable?

@Chad MilesMake sure to thoroughly investigate whoever you choose for a property manager.

Tell them it has to be from a national bank, so you can go to a local branch to verify, before signing the lease, if you choose.  

And, if you so choose to add, what don't you like/love about it.

Here in Missouri I know some people in my office choose to pay themselves through an LLC (I'm an agent at Keller Williams) but the only ones I know of are also multi-agent groups or people who have broker licenses.  

Although I can afford to move out, I choose to live at home so that I can continue to save and invest.
