Yo BP, I closed on a house the other day, but at the same time the foreclosing trustee was auctioning off the house at the courthouse steps in Virginia.  

Also, as Account Closed mentioned, Gold can be very slow moving and transferring can be a bit a job all in its own. 

As soon as the deal closed, I submitted in my application for the Philadelphia Business Privilege License (which was received online pretty much immediately) and then applied for the Rental License (AKA Housing Inspection license) for my rental property (apparently takes 4-6 weeks).

Because, you as the buyer will want written confirmation at closing that what's written in the lease is what is really taking place.

Some brokerages use unlicensed assistants to answer the phones (which, at least in NJ, means all they can do is take a message if somebody is calling about a property), but then there is a fee applied to all agents to basically cover that expense.Definitely look closely at what is your bottom line yearly amount of fees/dues. 

From what I read this is not a good choice investment wise since the prices are really high (~700K).

They selected a So Cal title company and a escrow company and said it's too late to change now since we are going to close on Monday.I am purchasing this house by cash, and I see they listed the lender's title insurance for $1650.

I am closing tomorrow on a property that I am purchasing for $60k and am getting a loan for $48k.
