Going off that, if I were to choose a suburban market, doing CMAs and underwriting deals seems like it'd be a challenge as there's less transaction volume.

I like the idea of starting local since I know the Miami Beach area well, and buying a studio like the one I’m renting feels like a safe first step, so I’ve been looking at similar properties to what I currently rent online and running numbers.

If it were just me I would gladly move from building to building every 12-14 months to grow the portfolio but my partner is more risk averse and likes the location and configuration of our current home.

For long term rates, the markets have already priced in 1% of cuts this year and 1% of cuts next year, so we will still see them taper down but there will not be a fall-off like a lot of us might hope.  

What is the Kansas market looking like for those who have invested there.

I think it would be OK to advertise it that way if you like, BUT in the lease I would write it up as $1400 rent with those utilities included.

The easiest way to do this is to shop multiple groups, but like hiring any contractor, less expensive doesn't mean better.

Obviously I can't comment on the price you'd get for a 4 unit but I would be happy to refer you to her if you'd like to explore that option. 

If there is an area where you are not as confident like plumbing, electrical work, etc... then you can always find a subcontractor for that.
