Inspite of the recent correction, as the house prices currently stand and with inflated interest rates plus steeply rising property taxes (year over year municipalities have increased taxes and utilities 7-15% to make up for covid deficits); cash flow is virtually impossible even if you buy in the GTA outskirts like Oshawa, etc.

Even the cheapest house I have done, I would look into replacing them. the potential buyers are going to see the laminate cabinets as a negative.If you are set on keeping them, relaxing the doors and drawers and painting might be the best way to go.

Otherwise you are DIY running a rooming house and its alot of work screening and managing the 2am fights, tenants leaving their trash in the kitchen iratating the other tenants.Its all doable, just the actual amount of hands on is more then you might think, even if padsplit is in your area and is willing to take your house into their system.

If it was 2021, maybe even the middle of 2022, I wouldn't even ask this question as I would expect the results to heavily favor refinancing your primary into a rental property, taking the funds from your equity growth, and reinvesting the capital into the next property.I have heard many homeowners/landlords recently leaning toward selling their primary residence and moving the capital into something more passive.
