As said, trust your gut.  95% of the time when I go against that feeling, I get burned. 

As long as the Fed is burning off capital no, there will NOT be more inventory, and as we are in a significant net shortage thus supply-demand supports price.    

I've been burned being an out-of-state investor in the past.

For example if someone else was sleeping there and you knew about it and the house burned down killing the person, you could potentially be held liable for their death. 

Follow into the cozy deck off living area with wood burning fireplace.

I'm in the latter camp...been burned too many times by late payers becoming nonpayers (plus, I got into real estate to make life better, not more inconvenient).

@Nick Burns  this seems to be a common theme on BP these days.. those finding deals with no way to finance them.My suggestion for whatever its worth.. if you have no capital spend your energy finding capital then go shopping.. you spin a lot of wheels and get excited only to not be able to pull the trigger.I know some say if the deal is good the money will find you.. but for me..

@Kimberly Farrally  I would sign on to a big team .. get paid to learn the ropes.. trying to do this one your own.. unless you have significant savings you can burn through while you learn will be very difficult.or paid assistant.. top agents need escrow coordinators..
