You can be in a bad neighborhood but be among decent neighbors who can help you boost your bottom line.Last year I had a 3.8% vacancy rate, and the vacancies weren't on my C-D rentals, they were on my Bs.

But 4 or more lots is a subdivision, and requires curbs, sidewalks, paved roads, underground utilities, and each lot hooked up to the sewer.Know what you are getting into before you start.

What I like about that is that it could be done on the same credit report, instead of multiple reports which dings a few points.As far as counting rental income to boost your debt to income (DTI) ratio, I've been told that they cannot count projected income, only actual income which usually means that the income must be on TWO tax returns.

Basically, I could fine the tenant monthly for leaving a trash cart at the curb, blocking a driveway, parking on the grass, not keeping the yard in like manner of surrounding properties in the area or allowing personal items to be left in the yard, etc.Basically what I said was;For and in consideration of the rents described, Tennat agrees that such amounts are set based on Landlord not being required to perform administartive duties with regard to the enforcement of this agreement.

Changing landscaping can be done on the cheap and make a huge difference in curb appeal.

The outside of this house is kinda plain...if you have any ideas on ways to give it more curb appeal...please comment on that as well!
