I have a single SFR and it is my worst performing property but it is also my ex-home and therefore was not purchased to be a good rental (which may be a bigger reason for it being my worst performing property than the fact it is SFR). 

That's true, but the more you get involved with real estate you'll harken back to subjects that you thought were a waste of time.The big, big plus once you become an agent is you get unfettered access to the mls and the rpr resource.

Comps: none mention Cat-5, all are forced air, most talk about new windows and added insulation -- but I see that as a bigger deal on a frame house than a brick?
