NFIP (National Flood Insurance Program) administered through FEMA is the government option and has had a monopoly for 50 years and due to this has driven up the cost. 10 years ago the president and both houses signed into law that the market is now open to private flood insurance companies (usually backed by Lloyds).

The trade offs are that the truck has an open, large bed and higher towing capacity but much lower MPG but the Hyundai Santa Fe I am looking at gets almost 30mpg and still has a good bit of cargo space with seats down and has a 5000 lbs. towing capacity.

Now if the property has open permit or violations this is separate from liens and should've been negotiated with your Purchase contract.

I have a feeling the bank will not be open to you borrowing as much money when you don't have an income.Personally I would just go for multi-family now and start to grab as many of those as you can.
