I do realize this will come down to tenant quality which will be the managers responsibility.  

In Killeen, most of the fourplexes in what I consider the quality fourplex areas are listed between $180,000 - $200,000.And yes, a VA foreclosure is essentially no different than any other kind of foreclosure. 

Hopefully after attending a few REIA meeting, I will find a good quality investor that will allow me to help with a project or two.

Price point will likely be lower here for similar quality/neighborhood houses so just something to keep in mind if that plays into your situation at all.Good luck on finding your next property!

What I can tell you is overall it is a solid market both by characteristics that are important to me in evaluating markets (strong economic growith / momentum for the city, diversity of business, high amount of renters, low property taxes compared to purchase price, solid neighborhoods with tenant quality etc) as well as it is a market that I believe over time the long term will have small but steady price appreciation.  

I have seen it posted here and it's worth repeating: If you find good, quality, off-market deals, you will have no problem finding a buyer.

I invest in merchandise I can find locally (camera/filming equipment, IT equipment, inventory liquidations, video games, audio equipment etc.) purchasing from auctions and locals looking to sell and then sell the merchandise on my eBay or Amazon store.

Just depends on the location and quality of tenants you'll be dealing with.

We will rehab the property to it’s peak condition using quality materials bought @ huge discount thru established relationships with various vendors.

Personally, I choose to not accept Section 8 due to the quality of tenant and the regulation and complexity of the contracts.
