(Speaking for homes with rehab cost under 30k not large projects that consist of re-doing structure or etc. ) Mostly Cosmetic/Updates, maybe finish basement/attic if home offers it.

Im just speaking to newbies who struggle with ONLY THE MONEY aspect

These homes range from 3000sf to 3600sf and each have finished walkout daylight basements and these sold homes have recently and consistently sold at $220/sf. 

They are making sure they have strong, consistent cash flow today, and with modest rent increases over time, will be able to outpace inflation. 

The height of the structures shall maintain, to the extent reasonably practicable, consistency with the height of structures on neighboring parcels.

I've not heard that term used in housing before, so I'll dive into a different aspect of this and hope to add value.   

We had no ban and our March-April-May evictions were consistent with our three year monthly average.

Thanks @Stone Saathoff, I truly think the financing side will be a make or break aspect for us.

I know it is in many parts of the city and there seems to be few neighborhoods where $900 is not doable, but again until I can speak with someone who let's me know they're getting it consistently I'm not 100% certain that's the number here.
