The house, itself, is very unique and appealing on the outside, but does need some work. 

They also value the curb appeal and well cared for properties.

Even if you plan on self managing, I'd make sure the property works with a property management company so you have a way out if you grow tired of doing it.Do market research so you understand the various trends going on in the area and what types of units you need to appeal to the widest tenant base.

The rent to purchase price ratio is typically not as appealing in year one.  

I have the content but I've spent some time trying to make it visually appealing, however that has been a failure.
