YES, "two different animals"As far as land trusts, my point with that is the second a bank sees the word "trust" in the buyers column, they know exactly what you are doing and will not accept the offer in some or even many cases (not ALL cases).

Most agent have no clue how to value these animals- and every time they sit in the corner with wide eyes letting you do the talking, just hoping they do not look too foolish and they still get paid.If this kind of negotiating is not in your wheel house, hire someone that knows it.

Apparently I stumbled upon an old idea yet seldom taught in business schools The concept is called value minimizationThe idea is simple leave some value in the product for the customerThus reducing your profit margin But going for long term customer satisfactionI am now four years into this plan and I cannot complainI always seem to have good leverage Good customer interactionsAnd I haven't had anything trashed or brokenHave I had an eviction or two yesBut my places have always been rented within 3-4 days of me listing the apartment so my vacancies have been much reduced Repairs have been minimalUsually just a coat of paint Or a self imposed upgrade having nothing to do with a tenant damaging anythingSo my update is that I have very rapid turnoverI get to select better tenantsTenants are appreciative of what they are getting in return for their dollarThe money spent was easily recouped in both mental peace and bottom line profit for having reduced vacanciesPlus I have a place I am super proud of.

Then there's a yellow, then a sea green and then multiple coats of white from when it became a rental.I think pink and green came along in the 50's and came to a sad crash with pink bathtubs and toilets in the 70's and maybe 80's.
