From there, you'll need to analyze the comps.

I am currently analyzing a deal that is listed at 85,000 but I believe there much room for negotiation as the price changes every month since the start of 2020.

@Ty Kashmiry, also look at RentRange.If you feel comfortable analyzing properties unbiasedly, I would follow John's advise.
