Your only stimulus is your tenants getting a PPP loan and using a portion of it to pay rent—which is allowed under the rules of the program. 

Many of the folks that join my program are mainly interested in positive cash flow with a reasonable spread of the risk.

So, even if it appraises at $145K, they will lend based on the lower of cost or appraised value.So as you can see, this is totally different than selling a flip to a non affiliated party.
