Unfortunately I did not think about this before hand, but it has been brought to my attention that asbestos could be a concern since the building was build in 1968. 

According to the tenant she spoke to the seller's realtor about her concerns because they did not replace a majority of the drywall or the bathroom ceiling that was wet, but they didn't fix anything else.

I have had people ask many questions that are addressed in my for-rent posting, which leads me to believe people just don't pay attention.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

The date the mtg was First Recorded against the property is what matters, not when or how many times it was later sold.This is a very clear cut question, and makes All the difference in how it has to be dealt with.Since you have a title co telling you there is a problem, I suspect this is the case.If your county property records and recording information is available online as it is in most places, it would be fairly simple for us to see what happened when, with the address.
