Let's try flipping this story: tenant calls with a maintenance complaint of a clogged toilet/sewer, owner responds with 'I don't have the money to do it right now because my spouse lost their job'.Tenant of course would understand and tell you 'no rush, when you get the money together, let me know'.NOT.Owners and renters have a written contract--a lease--for a reason.

For example in NYC and to some extent in SF, vacancies have risen because of burb migration but more so because of a stop on international migration, student population that did not renew their leases and the thousands of workers in the fashion, theater, tourism industries that lost their jobs and had to flee.

I had them pester us into paying some tax for the person who lost it.. but not redeem it outright. the risk is if you do improvements past making the house safe from the environment.. they don't have to pay you back for any rehab you did to it.. you wont get title insurance until the 120 days is over.these were frankly my favorites.. 90% of investors are scared and don't understand or they need to borrow money and cant.. so its perfect for the true all cash investor.. knocks out a lot of competition and i have gotten some smokin deals on those.
