I currently live in a 4-unit in Riverview so let me know if you have any questions about this strategy.Inventory is very low in the Twin Cities and surrounding suburbs so you might have to compete with multiple offers on good properties or get creative to find deals.

If the comps are weak in that subdivision 6 months back I might try and got 8 months back and go out in about 1 mile radius but sometimes the surrounding subdivisions are not comparable at all (I figure it out by driving all the comps) and do not make good comps for the subject property.Typically in these sort of scenarios I have been making my 70% minus repairs offers based on the properties tax assessed value as the ARV.

That city has now grown and is surrounding the parcel, increasing value and opportunity.In this example the "land" is the small communities and the "city" is the energy activity and growth.Living in a rural Alaska, I have come to appreciate the importance of available medical services and am interested to look into that option first.

You still need to add a top coat or two after installation (or before intallation if you're on the ball).Vinyl sheet goods are not a good option for a shower surround (this was in our current rehab!).
