I pay all of the utilities, I have cable TV, WiFi, and provide towels, soap, pots, pans, bedding, etc. 

Unfortunately, its passive so additional IRS regs apply.You can look up the irs definition of a Real Estate Professional Status, but you'll find that you will be hard pressed to qualify. 

Personally I think a game room is better if your renters can gather in the living area for TV.

You see all these people on TV who work a few days a week and own 3mm houses.

That way once the survey comes back you have it recorded with the police so you can then press charges and have proof for small claims court.
