If you buy anything turnkey multi in the areas discussed, you will be paying a huge premium and very doubtful you have any positive cash flow. 

I don’t have any experience with these, but I think you will find better answers in the short term rental or vacation rental areas of the forums.

Long story short I’ve been through Foster Care & now in an Independent Living Program.

I highly recommend getting that done in the form of a subcontract agreement - short form or master depending on the dollar value of the contract.You need to incorporate a schedule of values breaking down the contract sum into tasks, and with an accurate cost assigned to each task.

@Ben MiculobUnless you specifically say short close all cash, you would assume the standard time to close, which includes 7-10 inspection and then financing period.

@George Skidis if I interpret your comments correctly, your strategy all along was to have your properties paid off in a relatively short time frame (10 years).
