I do this strategy all the time with multi family properties.  

Rise48 is issuing a K-1 and the requisite accounting fees that go along with that, and then Spark will have to take that K-1 and split it apart to get to you, another set of accounting fees each year.  

They can also help you determine the financing options available to you.In terms of the construction aspect, it would be beneficial to speak with a reputable builder who has experience in constructing multi-family properties.

You can always try check with the city's planning or building & safety departments to see if they have any type of file related to the parcel, and if they do, if there is any due diligence in the file, i.e. soils, etc. 

I don’t have multi-res experience in DFW, but I have owned multiple rental sfr’s there from prior to the gfc.In this business, especially now, you may need to kiss a lot of frogs to find your prince/princess, or turn over a lot of rocks, or any other metaphors that you like.

Single Family Units or Multi-Family?

The owner attempted to fix the issue but tore up the drywall and couldn't locate the source of the leak.

The property I was looking at (the wholesaler is seeming to have some issues with the seller aka I think the deal is dead) was in Maywood.

As an owner, what are the top considerations or issues you face when deciding to bring on a property management company to help manage your units?

The ones I dealt with usually just tell me to call when I was done as they didn't want to write up all the issues that I was going to address anyways.
