Hi, all is very true, but be very careful in dealing with those in nursing homes, not only is there a competence issue and many times family toi deal with, but the biggest problem will come if the seller is selling to qualify for medical benefits.

Will there come a day when South Dakota will be a paradise compared to Florida or Ca due to economic and population density issues, or even availability of medical care?

Only professions that impose quotas like medical doctors are immune from race-to-the-bottom wages and the supremacy of capital in the labor versus capital struggle.

Current owner wants to stay in building; all tenants are medical.  

So if you are familiar with Dallas we have bought Live Oak and Skillman (walking distance to Lower Greenville), Bishop Arts, Medical District/Maple, M Streets, and a couple of properties in Elmwood.  

The reason I chose real estate as a business is because I could do it while still holding down a full time job therefor not having to give up medical benefits and pension.
