I am saving for my own personal residence as I have never owned before, but don't really know the different consequences I may face if I do an investment property first (concern related to my debt-to-income etc...) and how it may affect me trying to get a personal mortgage later.

If your income come mainly from W2s and one rented property you should not have any problem with doing it yourself.

We just closed our second deal in the past 30 days, and for me, my portfolio or success, would not have been possible without an amazing partner.The reason for my post is that I've learned that real estate, especially multifamily, is a team sport.

A lot of people start out by buying a SFR & living in it for a year, rent it out and buy another primary residence.

When you house-hack, you have a property that is both a personal residence and an investment property.As such, certain costs, such as real estate taxes, mortgage interest, snow removal, insurance, etc have to be prorated.There are other costs that, if directly made to the investment property section, can be directly deducted.
