I'd love to hear more anecdotal evidence from you and other Austin MSA agents in the forum about what you're seeing with respect to demand, inventory, and if you think this momentum will continue into the Fall and Winter when historically, sales tend to slow down.

The IRS is clear that they allow different types of accounting for different types of inventory.

Sellers market heavy now in SFH with low inventory.

Right now inventory is low and demand still seems to be high so deals are becoming harder to come across. 

Because our inventory is so low resulting in bidding wars in all price ranges, I suggest also looking into having a home built! 

Of course, flips are considered trading inventory as opposed to investment assets so the 1031 wouldn't apply.Am I following so far what's going on?

We will most likely see more inventory next year, but I’m pretty sure we are not going to see something like the 2008 market crash. 

@Nicholas Bossert there is still quite a bit of inventory out there. 

However, there had been less than half the inventory.

BRRRR works best in a rising market where there's still distressed inventory lingering around.
