Traditional roof materials and structural components that serve only a roofing or structural function do not qualify for the credit.

We want to attract tenants that want to stay a long time to avoid quick tun-over so we're focused on making sure the space is super functional and inviting.

On my first STR, I ripped out a perfectly functional shower for a unit that makes $99/night and tried to tile it. 

It may not be the best option in terms of function, it does make a lot of sense in a best cast scenario situation for cash flow. 

@Andrew Michaud, the ones you mention will over very basic functionality which may be good for 2-20 units.What do you think of Tenantcloud (its been a while since I looked at it)?

If you do not address all functional, safety, and hazardous issues during turnover, it will cost you more time, effort and usually aggravation to deal with it after a tenant moves in.

Borland really had better products than Microsoft at the time ... those were the days.But I digress, why, because although I set up my own website, it's OK not great BUT functional, and I pay Google for my "professional look" email, I love using my flip phone, especially pulling it out at family functions and seeing my nephews & nieces cringe with embarrassment because they are all "smart phone" users.

In short, basic functions of government and society that we take for granted, education, police, law... they are not existing here. 

I would not have a problem with saying 5 everything is functional or 11 I will make repairs but the rest are B'S.

There are several functions that relate to multi families so be careful you pick the right one.
