Thanks for the plug but I'm about as slow as congress trying to pass new tax reform laws.Trying to advise a BP poster with an opportunity in hand is frustrating.Biggest problem: lack of deal flow for poster translates into attachment to the opportunity.Next biggest challenge is lack of sufficient information to make an intelligent decision.Sure, I'd take the deal off the market and tie it up, however there are many hidden land mines and fresh cow pies along the way.It is possible to transfer title when record owner has filed BK 13 by debtor filing a petition for voluntary dismissal and getting an order for same.

PR  tracks foreclosures MLS does not.PR has google earth and other neat functionality that MLS does not.I think any one in the bizz really needs both.I just snagged a strict foreclosure in lake Oswego OR because of PR.. it was not on MLS paid 230k for it.. refied 60 days later with a fresh bank appraisal at 600k... very tough and complicated path to closing but we got it done 2 days before they would lose it.Highly recommend PR  the price is a non event its less than a few cups of coffee a month..not even something to be close to relevant in deciding if you want it.

I have never done quite that, but when renters move in the spring, we like to give them a $30 discount on rent for "planting flowers" in the garden out front.

When you have a regular maid, a regular gardener or even a regular handyman, who are not independent contractors, licensed and insured, in case of accident, they "may" come after you based on the "regularity" of their employment.

Now if I had a high(er) quality production video that I viewed as a buyer and the property was freshly rehabbed, pretty, turn-key, etc. then I would probably ask for permission to use it.
