Your actual problem is your asset is multi family with 7 units so definitely you have to follow the city and permit strictly.If it's primary owner occupant and/or SF and city is bit relax then you can 'almost' do whatever you want.

Also, BP have a lot of books you can learn about different strategies, study them and find out which ones you like more and find the right market for it.In addition to that, I would listen to podcasts about real estate investing to learn new strategies, market conditions, rehab, partnerships, financial possibilities... and speaking of partnerships, that would be a great way for you to learn.
