Fan Bi L/A, Maine can be a goldmine if you manage it correctly the issue is the tenants you get. it is definitely a D class area and many of the building are Z class(being sarcastic). its like most places with low point of entry a lot of work.

I have a couple who have done numerous "upgrades" (ceiling fan, flooring, vanity, etc.) with no issues.

It is likely too late at this point, but for future reference, it would be much better to lose the popcorn ceilings and do a smooth skim coat or even a light texture on the drywall for the ceilings.I'm not a fan of the yellowish looking paint (although it may be nicer in person than on screen/photos) and the two colors in the bedroom don't flow well.

The answers have been varied with a LLC mentioned most often.But, because of the $800 annual tax CA imposes, a business trust has been mentioned next most frequently or out-of-state, "foreign" LLC's, which although cheaper to implement can have expensive drawbacks (extra tax return, costs if legal action out-of-state, etc), I've been warned.My seed money is $15K of a $20K non-earned lump sum from Social Security.

To my surprise, the tenants would often come up with something I didn't think of such as "We would add a ceiling fan to the master, or upgrade the outside lighting".
