If you want to get into real estate starting from nothing, there are better places.So you know how to run an auto body shop, and it's also very clear you're aware that the profitability has been getting more and more squeezed out of that in recent years.

Even then some have already loosened up when the government finally started buying mortgages again.I also just spoke to a contracting business and an auto body shop and they are swamped, which I've heard from other business owners as well...again in my area.

I currently work for a marketing company that travels to different auto dealerships and sell cars.

@Mark Rogers I filed two claims on properties back in March, but didn’t follow through or receive any money from the insurance company which was Safe Auto on either one.

I get many POAs, a trust etc at closing to allow me to manage the insurance agent/policy which I will cancel and the bank which I will change the mailing address then setup auto pay.   

I set up auto pay with the bank using my POA to manage the mortgage.  

I am a reasonably modest person and by the time I am cash flowing $8k at my projected rate of growth I should have my primary residence paid off along with 2 newer autos paid off.

Recently had a mechanic tell me that Japanese/Korean autos were the least expensive when it came to “significant” repairs.

at least in my mind. home paid for no auto loans or leases etc.
