I worked on a development of 80 houses, and the city required 30% to be open space (for roads, lawns, curbs, gutter, etc).

When they could no longer care for themselves, their daughter helped out, hired assistance (boy down the street mowed the lawn, local church got them into a meal delivery service, etc.).

It is corrosive and not good for lawns/plants so use only what you need.

Things like lawn care even factor in (I pay $27/month/property for God-knows-who to take a riding mower around the place once in a while).

Keep those artificial restrictions coming!

I've done a fair share of research but I could use the collective experience of BP.They guy is paying far under market rent, he has 10 broken lawn mowers in the back yard, one disabled car in the front yard, has let the bathroom floor rot, and the siding partially fall off....

The HOA fees include Water, Parking, Common Insurance, Exterior Maintenance, Lawn Care, Scavenger, Snow Removal. 

I mean the current landlord is losing money right now. the rent  received after all the repair and management commission and lawn care was 20K last year.

These can include lawn service, snow removal, water)
