It appears that all you are saying is your fee is justified by the borrower's lack of focus.If you really care about these people why not point them here, I will tell them what they need to do and they can apply the fee they did not pay towards reducing the debt?

NC has a similar concept by state statute: http://www.ncga.state.nc.us/EnactedLegislation/Statutes/HTML/ByArticle/Chapter_42/Article_6.htmlThe Chicago answer appears to instead of taking a ”Security Deposit”, a landlord will charge a "flat non-refundable negotiated fee."

I took a peek through some boarded up windows, and realized the identical half building is a shell- no roof or floors.It appears that the original builder built a brick rectangle 32 x 50 (next to a third brick building), and then split the box into two 2-story buildings- I want to own the left side.

This should be less expensive than the 1200-1500 that is normally quoted by specialty outfits to do the whole setup for you.On the solo 401K, I'm less clear but it appears to be even better, as you seem to be saying as well.
