If you are not going to be adding equity value I believe it is better to brighten it up with paint on walls and floor, use bright lights, and put air fresheners that are ODOR Killer not a scent.

It has a new furnace and air conditioner, new water heater, new main electrical panel, new carpet and paint, new range, and is brick, so minimal exterior painting will be needed on the eaves when the roof is replaced, about 10 years from now.

(you could say it was luck BUT I was new in this area an was only willing invest  in counties/town where the census data was showing a stable population gains, past and future)   Noways I have about  $1000 true cash flow for each, including reserves,  dept service etc.......It is called creating wealth from thin air!
