I am in Lake Charles, LA on the Gulf coast and our economy is driven by petro/chem industry and a couple casinos. 

Just like everywhere, we have seen major appreciation over the last couple of years, but a lot of that appreciation has also been driven by the job growth that Nashville has seen and the influx of companies moving operations our way.

I wonder is that driven by higher labor costs or material costs or variances in local regulations that make it more expensive?

In my opinion you really need to do your research and prove to someone that you are truly driven and willing to put in 150% of the work just to get a percentage back.

So Pricelabs has clearly driven about a 25% increase in what I originally estimated that I could do between occupancy and pricing (the pricing effect alone is about 15%).

That building has driven me nuts since I bought it.

Since those employees need to live, those areas on the lower end could be driven up (what I am told in my education) with no increase in new homes.
