There are significant more duplexes with over 100 throughout the north Texas area.   

@Melissa Peery I don't have a recommendation in that area, but I have been working with a turnkey company in Jacksonville for a few years, so let me know if you want to go a little further north in your search.

I would say the worst area is:  southern border of north avenue.

Looks inline with what I have been paying in North Carolina.

And before you say You're from the North and a little snow doesn't scare you I'll tell you I am from the North too.

I forgot to include this within my original post, but my reasoning for considering the apartment unit over the single family home to begin with was due to my limited cash on hand to support the needed 20% down on a single family home that is traditionally higher in asking value ( north of $150k ) than apartment units.

Ranging from super nice (point Richmond; Richmond hills) to nice/average (North & East, Annex) to true blue collar/lower end (civic center & SW hoods), and watch out!

If you hire a builder to build in Lincoln Park and you hire the same guy to build a lot farther West, North or South, the price to build the exact same home with the exact same finishes will be different.

Anyone out there have a property manager they can recommend for a SFR in north Denver on Pecos and 76th street?
