You wont risk months of lost rent and could avoid the damages.  

However i think this is probably the peak value i can get from selling it , probably wont go much higher than this( i think). 

It just doesn't exist anymore, unless you want to buy a 400k loft that wont rent for more then $2500 tops.

You can focus on what wont work or on how to make it work.. 

This why most plumbers wont work on old units.

I have contacted people their to be my Boots on the Ground team, I use various web sites to do my dudiligence on the properties to make sure it fits what the Investors wont and then let them know what I have under contract and see if they like it.

However, my immediate area "suffers" from low cap rates and therefore the properties typically do not meet my search criteria (or are out of my price range).
