I have seen some pretty wild ones.. most wholesale fees I see are 2 to 5k maybe up to 10k.. but when I see a 30k ghetto house with a 25k wholesale fee  I am not going to fund that.. some little old lady just got her clock cleaned..

We're working on this presently.I also wanted to add something to the discussion - possibly others may wish to add their own comments regarding online resources for VA's.We've been using Upwork.com for some time now (we have a great lady VA, sourced from Upwork, working from the Philippines doing our follow ups and Podio work) , and wanted to hire another for marketing, and decided to try another online resource.

The lady that works for the water company said it was canceled and the account was in a name that doesn't match the tenant's name! 

The lady I spoke with had a British accent and stated they are located in downtown Clearwater.

The old lady had bed bugs and they were never fully eradicated.

For instance, I know the lady who used to clear our home 3 years back used to live in a garage with 3 kids.

I always harken back on this.I had gone on a 2 week camping trip to Tetons etc ended up over in Northern Wa cascades all the way up at the end of Lake Chelan which is just north of Wenatchee .. then hiked up into the remote forests of the northern cascades back packing.. came to this little lake after a full day hike.. we see one other couple camping/ back packing .. and we go over to say HI... the lady looks at me and says are you John Hinrichs I say no I am Jay.. she says I am Emily Buckley we bought your Ranch house from your dad... so 800 miles from home base and there home base.. 55 miles up one of the most awesome lakes in America  a full days hike into the northern cascade wilderness and run into only 2 people in the 4 days were were camping .. and they were clients of my dads and bought our ranch house.. to me the odds of that are like winning the lottery for sure.. so I always play..  

We have been investing in low fee index funds through our 401ks for many years.My wife and I were coming back from the Napa Valley on Friday.. and she points to this ladies hand bag and says  Hey that bag is 3500 dollars .. :)  I go to the out let store and buy her coach bags that look great to me for 200 to 300 dollars.

For me coming into the business in the mid 70s none of this existed.. if you wanted in real estate you got a license and picked a field within real estate to work and started building a career and making money .. which is what did I did not buy my first rental for maybe 5 years after I started.. then learned I hate rentals again like the lady above.. and I like more deal making and not working with tenants..
