Costs of set up of Trust, Costs to attorney to set up note, monthly costs to service the mortgage.Just my guess.My thoughts are if you have reached the level of a trade or business, then yes, these costs would be deductible.

Section 8 can be very profitable, but it's not smart as a first investment or a one-off because there is a lot more red tape.

Be patient. these are mid-term plays, so you must be prepared to go without the cash for several years.

Property is not worth $1M and was over inflated to appear note holder has 20% equity.To answer question this is seller financing but this end result rarely if ever happensSeller would be better selling it for $800k+ cash and end up in better place

I purchased the property 10 years ago with the idea of it being a long term investment.

It'll be the best $250 you ever spend. 

What I mean by that is that you would not be able to sell them one at a time which you might want to down the line.
