Sounds to me like this may have been able to create better clarity and help resolve the ambiguity which created the stress in the partnership.If I understood your situation incorrectly and this answer makes no sense please provide some additional clarity and I'll try again. 

With foundation issues I'd expect to see vertical cracking at the corners, or mid-wall at stress points, with spiderwebbing out from that.

I can not stress the value having a license and having access to potential deals can add to your business. 

90% of our tenants pay by the first, so it's so much less stress, and those that pay later, it's their choice to pay more!   

Only project I would stress caution on would be with the vinyl siding.

@Jack YoungThe "new" lending criteria in the latest amendments to B-20 are really not "new" so much as a return to the practices of an earlier time.Given the band of interest rates for real estate financing in this country is historically in the 6-9% range, you should be using criteria at lease as rigorous as the new stress test when analysing a potential acquisition.

Anyhow looking at the tenant laws in Virginia you wouldn't want to violate privacy or due anything that may cause un reasonable stress.

In stress free neighborhoods the cap rate is averaging 7-8%.
