Also, consider getting a male friend or brother and do the talking, it has been my experience (at least down here in South Florida) that contractors tend to give higher prices as they know most woman don't have an idea of repair costs and won't negotiate prices for the lack of knowledge.Good luck.

Can you mitigate a lot of this of course you can.. but buyers tend to want the most bang for the buck because this generation of investor is brained washed into thinking its all about cash flow .. appreciation is just luck or speculating..
