Hi all,For those of you who have invested under the structure of an LLC, what type of loans do you typically search for?

I put all of their names on 1 lease, though give them the option to pay their portion separately, always take 1.5 months security because college students love banging counter tops, throwing beer bottles, and tossing each other into walls after 2 shots of gin.Students typically get their refund check end Sept-ish, I give them an option to pay Fall semester Sept-Dec (4 months) and spring semester Jan- May (5 Months) up front, with no discount.

All of this is still within the free interface of podio, i have been using it for nearly 2 years now with being a realtor and have added over 10,000 contacts to my CRM workspace i created in podio...One of the main reasons i played with podio lastnight in regards to tracking my rentals over excel, was i dont know how you can add receipts and documents to excel so you can track papers per property....This is a feature i have been using heavily with the podio app on my phone lately, i have been uploading the documents when a client makes an offer to the CRM, which stores them to an organized google drive, as well on my realtor expenses side i have been using it to store all my receipts and random pictures i need to store in regards to my realtor business.. these get tagged with a date and time and i dont have to go searching for them on my google drive. 

USe the search feature  here and do some research.  

Typically what I have seen is the more north you go, the better the deals are.

Pretty typical in commercial in my market for buyers or tenants to pay their own agents.

Majority of the buildings are typically older units so you you need to adequately put aside for capital expenditures. 

What is typically done on BRRRR?

I started to play around with it and it looks like it has some good feature that would be beneficial for real estate investing.I like using the timelapse.

However, by the time the appraisal is released the buyer is typically into the property for at least a few hundred dollars.
