Some things can only be truly learned by actually pulling the trigger and diving in but at least you can learn the basics and be on the right path towards financial freedom. 

Even at 50/50, it should be a winning play all around, or don't pull the trigger on the deal.

I had researched the market a few years ago with the hope to invest in Tracy but was unable to pull the trigger, because of negative cash flow.

This will teach you a lot and give you the confidence to pull the trigger on your first purchase.Don't hire the cheapest vendor!

The reasons for this is that I heard the lender may not really allow me to transfer into an LLC, and may trigger some "due at sale" clauses like mentioned above.Therefore, I don't think I can really apply for a business bank account.
