I do not focus on hotels however I can share what I noticed about a decade ago on the last downcycle.In economic boomtimes hotels tend to do very well.The reason is lots of travelers for business and leisure.

Hi everyone,I am a newbie investor (full-time travel nurse) looking to make my first deal happen. 

Right now, I am still figuring out the number I am trying to aim for to save, but I have very little expenses and a habit to be frugal, so my savings rate is quite high. 

Nothing more since the rest of the home is habitable and a second bathroom is available.

This to me suggests another possibility - the possibility that the property is not habitable, or the seller is worried that it has an issue that someone in your position, or an inexperienced investor without significant access to capital in general will take issue with.

I travel for work during the week and was thinking of renting the spare room out while I’m gone.

Travel 1200 mile road trips to my Airbnb in Colorado to my other home in Louisiana.

I want to be able to look through my notes and be able to track good or bad habits, not just for this next deal but for future deals to come. 2) If anyone does decide to read or follow this, I hope that they can learn from my successes and failures and maybe drop some advice or questions along the way.
