A class on plumbing or electrical systems or hvac or something related to building trades will serve you well throughout your life.

You can gift that amount to each donee with essentially no income tax consequences to anyone.

I visited dozens of countries on four continents when I was Active Duty Navy (before my time in the AF) and wouldn't trade a day of it for a year back at home sitting on the sofa. 

The operational briefcase is one of the more difficult accessories to come by manufactured by Heckler & Koch and the last one I saw traded was a few grand.

But get the various trades in there and pay by the work product, not hour.

I think most of our recent competitors are novices like we were 2.5 years ago who stumbled upon this opportunity, not sure any of them will be ready to buy 4 at once BUT we might be able to sell off individually if we can get the word out to the right niche of folk - perhaps via a trade magazine or website.

@David Boroughes  When I read it, I was assuming she felt a 1031 would be a path to wealth in that once you have equity in a property(ies), you could "trade up" using the equity as a deposit on a larger building and not have to lose some of that deposit to paying taxes immediately..... is that not how it works?

If a trade guy like plumber, sales girl etc where they demonstrate to have adequate savings to sustain and good credit I do not see why.

As you can imagine this 20 unit is going to bring in a lot more cash flow and if done correctly I merely traded up and gained 14 units. 

I'm a drywaller and painter by trade, and would come paint a unit or whatever you might need (within reason) for free, but in exchange I want to go see what a day in your life might look like and find out more about the market, and then we go out and hit up a top golf or something.
