My impression is a "B" house would need remodeling every 15 years or so to stay up to date and trendy for the pickier B-renter vs. a C renter is happy with a 30 year old kitchen. 

LolSo my question is should I save up the certain amount of cash to be able to buy the house and afford the remodel or would it be wise to potentially find a private lender to begin now?

I was planning to have the electrical installed first so that their tools will work,  then install plumbing lines and toilets so that the wood workers and drywall people can have electric and a bathroom.

I did send layout to the city already, as the part with pitched roof is being remodeled right now.

BY REMODELING INTERIOR OF RESTAURANT AND ADDING AN ADDITIONAL FULL FUNCTIONING KITCHEN TO MAKE INDEPENDENT KITCHENS FOR 2 RESTAURANTS.

The asking price is around 480K, current rents are over $68K yearly (including laundry) and with some remodeling can raise rents to 73K a year. 

This way, you're not spending ~$5k-$10kish on a big remodel for a second bathroom.

Our houses are all fully remodeled and very well kept.

@Jarren DurbinYou should be able to get one hard money loan for the acquisition and remodel. 

Been doing this for 5 years...worst thing that happened is someone used the toilet in a place where the water was turned off.
