Close to Toronto,  I can only get good cash flow in Hamilton.Maybe you are looking at small and overpriced  properties, there is tons of them now, you have to be patient and look for the needle in the hay stack.If you don't have patience, maybe you should look at student rentals in st Catherine'sAlso, If you are interested in providing financing, let me know, I may need it in a few months.Good luck

This will depend on whether or not the buyer is willing to be patient and wait for you to locate replacement properties.You can also consider looking for replacement properties first and attempting to make an offer contingent upon the sale of your relinquished property, signing a lease with an option to buy in order to tie up the property so that you can control when you exercise the option and close on the purchase, or close on the replacement property purchase using a Reverse 1031 Exchange transaction.
