I went to a free presentation by USTLA where they made a very good presentation and pitched a $1500 program, which included a bunch of training CD's/DVD's, some webinars and coaching calls, and a 3-day training at a local hotel. 

I just realized that one of the awesome things about going to Phoenix is how cheap the hotels are.

I could go on but it just get too easy....btw it says ur an "Airbnb expert"...In markets outside US the powerful hotel chain groups -some of which are U.S companies are putting restrictions on people hosting their homes on Airbnb ,even making it very hard to host their own private home/property on Airbnb...so much for free market capitalism!!

Rental real estate is not subject to SE taxes unless (1) the taxpayer is a dealer and the property is used in the taxpayer's ordinary trade or business as a dealer, (2) the taxpayer is renting out farmland under very specific fact patterns, (3) hotel-like services are provided with the rental, or (4) the taxpayer is renting space in parking lots, warehouses, or storage units.

But what if it costs you $250 or more to fly to the property and then a hotel and a rental car for each visit? 

I'm curious about the demand for vacation rentals, especially with the presence of large hotels and beachfront resorts.
