It may not be a problem in terms of LL/tenant laws if that is the case, but many jurisdictions do not allow you to accept that type of payment at the initial movein.

Watch your state laws though on what is legal.The more you get out there and look at deals, even if it's one a week, the more you will learn.Sounds like you have a good plan!
