I am sorry most people didn't answer your question on what to charge for services to STR owners.

It was not as streamlined as now and the building department people were kind of skeptical and not helpful (surprise).

Yes, I agree people are looking into the Ohio's market that sounds like a great plan. 

I have looked into a few ways to start off but would like to connect with people who are having success and can walk me through how to start.

Still chase people down on their $50 portion but id rather chase them on $50 v $800 for full rent.

I would appreciate anyone who might help me work through this, but please only people who have read the book and understand Dave Meyer's concepts and teachings.

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit). 

Several agents have told me they are required to send it out whether they have other offers or not and most people add at least a few thousand to their offer.

You will hear a lot of people trash New York State, but if you are operating honestly, doing your homework, and buy in the right areas, you can mitigate a lot of those problems.

I think they mainly help people determine if unpermitted additions can (likely) be made legal or not, but seems like they could be useful in your situation as well.
