Additionally, since we live in such a litigious society, keep everything on file.

I suspect more people will stay put for a little bit, thus adding extra stress on to the seller's market.

How clean is the contract, can you match the seller's needs (closing quick is not always the win, some sellers need a long close or use and occupancy - your job is to find out everything the seller needs to move and match it within reason), did you explain your proof of funds or pre-approval (FHA loans are looked at the wrong way by most listing agents, when you explain it as an investment strategy and that you can pay way more and there are no FHA issues in the home it can take the stress off, but it's still not cash).

Hi @Alex Del, this is actually a fairly common problem when buying multi-family properties...there always seems to be a tenant or two that does not want to leave or cooperate easily, and it can definitely be stressful while you're Under Contract or looking to buy a property.

This saves a lot of money though is stressful because you have to front out the money for the project. 70% of most projects is materials so it really is risky.
