Can I put a new floor on top Possibly with an underlayment or thin set to smooth out the grout lines first?

Things have gone smoothly with those.

@Timothy Francisco you can definitely try to attend a bunch of different organizations of non real estate investors and if you are super smooth you may develop some relationships with folks that would lend to you. 

I want to make sure I am doing this all correctly and ensure a smooth transition - any advice is appreciated!  

I am trying to get as much information together a head of time (before we start buying using the wrong entity) to make sure everything goes smooth as possible.

In retrospect, I think the sellers were extremely motivated and there weren't any offers previously (although they said there were) because of the high HOA fees. 4) I would've had all of the rehab materials and orders in place in order for a smooth and efficient rehab process.

Everythig is going smoothly and I have their security deposit but I just wanted to ask if I can negotiate with them to see if we can meet somewhere in the middle because I have no proof of them ruining things.
