I have scanned through about 1/4 of the sales in our county for the last 3 years, arranged by seller name, looking for a person or company who has made multiple sales, but so far, the couple flippers I have found doing that haven't responded to me.

The subject property was purchased in a 4 way transaction, in which my partner and I purchased both the subject property and a warehouse type property that was “behind” the subject - from two different sellers.

I have discussed this with my contractor and he says that to go over it with vinyl is the best thing (the sellers have just painted it but it is crumbling in several areas) and that he has to wear a full respirator setup like he would for lead based paint abatement or other hazardous materials but just screwing into it doesn’t disturb it so much that it is too much of a problem.

Hey guys, can one do a deal to seller finance if they have a mortgage?

While researching my options to reduce my 2024 tax burden (already maxed the 401k and HSA), I see that it is possible to buy an investment property, use it for Short Term Rentals and as long as certain conditions are met, I can accelerate the depreciation which can be used as an offset to W-2 income.

@Luke Ezzo your strategy will work - just not by working through agents.You'll need to NETWORK, NETWORK, NETWORK to find sellers BEFORE they get to an agent.It will take WORK and TIME, but can be done.

What kind of rental will you be looking to do (short-term, medium-term, long-term, etc.)?

I am always looking to connect buyers and sellers.
